The four parks in the portfolio are Reliance in Rhodesdale, MD, Tower Court in Denton, MD, Warwick MHP in Princess Anne, MD--listed by Capital Realty Advisors, LLC, and Hilltop in Camden, DE, listed by Delaware-licensed broker JDS Real Estate Services. All four parks, plus the retail strip, laundromat, and 7-unit mixed-use (currently under construction) in Princess Anne, MD, are being sold as a portfolio only.

Owner’s approach over the years has been to acquire, improve and grow, whether it was paving roads that were gravel only, or pulling out old homes and installing new POH on vacant lots (estimated investment of $5+/- million).
The largest park in the portfolio is Reliance in Rhodesdale, MD, with 75 double-wide lots and many long-term tenants. It’s on twinned septics and well water.
Tower Court in Denton, MD is a fully leased 22-unit park, with 13 park-owned homes. One of the homes is occupied by Seller as its central business office.
At Warwick MHP in Princess Anne, MD, there are 29 lots, of which 27 are occupied. All are park-owned homes, 2014 or newer. There is also a 3-unit retail strip included in the sale. One of the retail tenants is Clean Rite Laundromat, a business owned by Seller and offered at a separate price. In addition, a 7-unit mixed-use building is under construction on the retail parcel, expected to generate approx. $6,500 in monthly gross income when fully leased.
At Hilltop in Camden, DE, there’s an expansion opportunity—to add about 10 lots--the result of a 25% bonus density when it changed over to public sewer in 2017. As is, there are 5 lots waiting on new homes, two of which have permits, providing immediate upside.
A new rent increase took effect April 1 portfolio-wide, yet there’s further rent upside in the years ahead. (DE has rent control tied into cost of living.)
Owner has been hands-on in the past,  especially with his background both as a site developer for national retail tenants and as a residential builder, but he reports he’s mostly an absentee owner nowadays—and it could be fully absentee run.
